Documents Required for Home Loans
All home loan lenders need to feel comfortable that you can pay the loan back, so providing the right documentation in support of your application is essential. (It’s also a legislative requirement under the ‘Responsible Lending’ provisions of the National Consumer Credit Code (NCCP) of 2010)
Your local Express Mortgage Market broker will do all the legwork required for an approval, but you can help speed up the process by supplying all the relevant home loan application documents right from the start.
Although each lender has slightly different criteria, these checklists will give you a good idea of what to bring to your meeting with your local Express Mortgage Market broker.
Identification:
- Passport OR Birth Certificate; AND
- Drivers License
Income:
For PAYG / salary earners:
- 2 recent payslips; OR bank statements showing pay deposits + letter from your employer;AND
- Last 2 group certificates; OR last 2 ATO tax assessments
For self-employed applicants:
- Last 2 years personal tax returns; AND
- Last 2 years ATO notice of tax assessments; AND
- Last two years company returns
Note: None of these are required for Lo Doc applications
Property:
- Existing properties: Copy of council rates notice;
- New purchases: Copy of front page of contract of sale
Contribution to purchase / deposit
- 6 months bank statements showing savings history; OR
- 1 recent bank statement showing funds to complete purchase
